Project Spotlight - Toyo Tire Expansion, White, GA

Toyo Tires is an international Tire manufacturer and most of their tires manufactured in the United States are made here in the White, GA facility.  This project includes a 915,500 s.f. expansion to the existing facility.  When complete the plant will have 2.77 million s.f. under roof.  This is almost 64 acres of just building that sits on 194 acres.  We started the design in late August of 2013 and initial construction started in October of 2013.    One of the unique challenges associated with this project included the construction schedule.  The owner required that this project be under construction starting in October of 2014 which can be quite a challenge for a project of this size considering, as previously mentioned, that we were released to start design in late August of 2014.   In order to meet this challenge, it was decided that this project would be designed in phases to get the contractor on site.  Currently, we have acquired three Land Disturbance permits and gotten approval on a major revision to the second Land Disturbance Permit within the last six months.  Also, we are pursuing the fourth and final land disturbance permit for the site.

The first Land Disturbance permit included pad grading the manufacturing building and extending three 36” roof drain lines located underneath the existing building.

The second Land Disturbance permit included the site design for the remaining portion of the building site, relocating existing Detention/Water Quality Pond Number 2, adding a truck entrance off of Highway 411, and adding over 300 spaces to the employee parking lot located on the northern portion of the site.  The owner had to purchase an additional 43 acres prior to the approval of this permit so that the detention pond could be relocated and that we would have a barrow source for approximately 300,000 cubic yards of fill.
